The Alberta Block, a four-storey heritage building on Jasper Avenue, has long been home to beloved local businesses like Fu's Repair Shop, as well as to Homestead Coworking. After a deep retrofit, it's become a hub for entrepreneurs, creatives, and small businesses. Now, Homestead is offering the public the opportunity to buy shares and take part in its future growth.
What makes this project unique: Instead of large developers or institutional buyers, HIC allows individuals to pool their resources and co-own commercial real estate in their city. Investments start with a $250 membership share and a minimum $10,000 commitment. Investors can even use existing investments in RRSPs or TFSAs to participate. Annual returns of 6% are projected from steady rental income along with long-term appreciation. Investors get perks like drop-in co-working and 10% off at Fu's — all with the added benefit of adding vibrancy to Edmonton's downtown community.
For HIC co-founder and former Edmonton mayor Don Iveson, the project is about more than numbers. "As a civilian and a not high-net-worth person, there's really not a lot of opportunities for you and I to place that bet in our community," he noted recently. "This opens up that investment opportunity for everyday Edmontonians."
